What is a Level 1 Home Survey?

Our Level 1 Home Buyers Survey or Condition Report are best suited for home buyers or home owners, looking to assess a property’s condition. We share a fundamental review, pinpointing visible, significant concerns without extensive analysis, ideal for a quick, budget-friendly check.

Being the more basic of the 3 survey types, a Level 1 survey is best suited for more modern homes in good condition, rather than older, more complex, or neglected properties.

What's included in a Level 1 Home Survey?'

User-Friendly Traffic Light Reports

ASL Chartered Surveyors and Valuers’ homeowner reports are always easy to understand. Our traffic light system highlights the condition of various parts of the property.

Condition Rating 1 (Green)

No repair is currently needed. The property must be maintained in the normal way.

Condition Rating 2 (Amber)

Defects that need repairing or replacing but not considered serious or urgent.

Condition Rating 3 (Red)

Urgent repairs or replacement are needed now. Failure to deal with them may cause problems to other parts of the property or cause a safety hazard.

What is a Level 2 Home Survey?

A Level 2 Home Owners Survey or Conditions Report is the most sought after report, suitable for the majority of UK properties in reasonable condition. It offers a more detailed inspection, covering all major sections of the property. The report includes advice on repairs and maintenance, potential legal issues, and any urgent problems.

A Level 2 condition report will suit most properties, it is worth noting that it is unlikely to suit significantly extended or altered buildings, older more historic properties, or properties in a very neglected condition.

What is a Level 3 Home Survey?

Our local team also provide Level 3 Home Buyers Surveys or Condition Reports. This is the most extensive of the three levels of surveys, and is recommended for larger, older, or non-standard properties, alongside those in need of renovation.

A Level 3 report is a fully comprehensive survey, providing an in-depth analysis of a property’s condition, alongside advice on repairs, estimated costs, and timings, and covers any potential future maintenance issues. We also include Drone Surveys (weather permitting) to inspect areas that are unsafe or difficult to reach.

Resolving Boundary Matters with Expertise

The Party Wall Act of 1996 applies to properties in England and Wales. It establishes a framework for resolving and preventing disputes concerning party walls, boundary walls, and nearby excavations near neighbouring buildings.

The Party Wall Act ensures that property owners inform their neighbours in advance of certain proposed works. Works such as cutting into a wall to install a beam for a loft extension or adding a damp-proof course.

However, the Party Wall Act does not cover minor everyday tasks, which don’t impact the integrity of the party wall. Smaller jobs like installing plug sockets or fitting wall units or shelves.
