Traffic Light Ratings: The Smart Way we Assess Property Condition

Survey reports from ASL are always kept clear and straightforward, so you can quickly understand the condition of a property.

Our traffic light rating system makes it easy to spot any issues, helping you decide what needs attention now and what can wait.

Condition Rating 1

Green = Everything’s in good shape. No repairs needed, just routine maintenance.

Condition Rating 2

Amber = Some repairs or replacements may be needed, but nothing urgent.

Condition Rating 3

Red = Urgent action required. Delayed repairs could lead to further damage or pose a safety risk.

RICS Level 3 Building Survey

- For older, larger, or altered properties

A detailed, full structural survey designed for properties that are older, in poor condition, or have been extensively altered. Provides in-depth analysis, repair recommendations, and cost guidance.

RICS Level 2 Homebuyer Survey

- For conventionally built homes in reasonable condition

A mid-level survey that provides a detailed but non-intrusive inspection of a home’s condition. Highlights visible defects, maintenance concerns, and legal issues but does not include an in-depth structural assessment.

RICS Level 1 Condition Report

- For new or well maintained homes

A basic entry-level survey, ideal for modern properties in good condition. Provides an overview of the home’s structure, highlighting urgent defects but without repair advice or cost estimates.

RICS Red Book Valuation Survey

- For financial, legal & tax purposes

A formal, independent valuation of a property’s market value, compliant with RICS Red Book Global Standards. Required for mortgage applications, probate, divorce settlements, and shared ownership staircasing.

Party Wall Surveys

- For building work affecting shared walls or boundaries

A legal requirement under the Party Wall etc. Act 1996 for homeowners or developers planning work on a shared wall, boundary, or excavation near a neighbouring property.
